Bored piers
After boring and cage placement, before concrete
Depth and diameter against the engineering, cage centred with cover, bases clean and free of water
Learn more about the bored piers inspection →Seven checkpoints across a Schofields build, timed so each one happens before the work is closed in.
Schofields builds a lot of attached housing, and that shows in what we record at lock-up. Damp proof course continuity across a party wall. Fire rated sealant at service penetrations. Pressure flashings, joint thickness, render covering things it should not, and corrosive paint on metal that will sit inside a wall for fifty years. None of those appear on a freestanding house, and all of them are behind linings within days.

Once frame and trusses are up and the roof is on, before lining
Tie downs and bracing, vapour barrier visible where required, site grading established early

After roof, cladding and external doors, before plaster
Damp proof course continuity, fire rated sealant at penetrations, pressure flashings, joint thickness, coatings on metal

After mouldings, doors and joinery, before the painter
Wet area rectifications closed out, window and door infills, render not covering what it should not, trims and finishes

After the membrane is applied and before any tile is laid
Pinholes through the membrane, bond breakers at junctions, membrane damage, falls to the waste

Two to three weeks before your handover date
Lot boundary established, wet areas, roof drainage, party wall junctions, hardware, glazing, finishes
Learn more about the pre-handover (PCI) inspection →Each recorded on a Schofields build, at the stage named on the tile.

Pre-Purchase Building Inspections A visual inspection to AS 4349.1, and the strongest set on this site.
Pre-Handover (PCI) Inspections The list before keys, with the lot boundary established first.
Building and Pest Inspections Both inspections in one visit, each reported separately.
Defect Investigation Reports A single failure, and who actually owns it. Instant online pricing, or talk to the booking team on 1300 471 805.
On attached housing the damp proof course has to run continuously across the junction between dwellings. A break at that point is invisible afterwards and it is the path by which moisture crosses from one property into another.
Where a service penetrates a fire separating wall, the sealant reinstates the fire resistance the wall was designed with. Ordinary sealant looks identical and does nothing.
On metal components inside a wall, yes. Some coatings react with galvanising and shorten the life of the element considerably, and nobody opens that wall again.
